'There were no corners cut — we have made the penthouses as luxurious as possible,' says Henry Bereznicki owner of NADG

While no expense has been spared to create the luxurious interiors of the penthouses in Kelowna’s One Water Street development, it’s the views that are priceless.

Even the address — 1181 Sunset Drive — hints at the outlook from the penthouses of Kerkhoff and North American Development Group’s (NADG) landmark One Water Street building.

One Water Street, designed by Kaisan Architecture, comprises 427 homes, including 406 condos, 18 sub penthouses and three penthouses.

The largest penthouse, at just under 5,000-square-foot, is a luxury home on the top floor of Kelowna’s tallest building, the 36-storey East Tower.

Located on the highest floor of the 29-storey West Tower are the other two penthouses at 2,355 and 2,209 square feet.

NADG owner Henry Bereznicki says he realized several years ago that Kelowna was ready for a resort-style condo complex, and the development reflects that inspiration.

“It’s a heavily amenitised project,” he says, and the activity-based offerings in the podium section between the two towers include large landscaped areas, two outdoor pools, a 20-person outdoor hot tub, fire pits, a gym, an indoor Pilates room, a yoga room and a dog run.

Complementing the impressive list of the exclusive amenities for owners at One Water Street are the wide range of activities and experiences nearby, including the yacht club (just a few minutes walk from the development), the beach on the lake shore (directly across the street) and local restaurants in Kelowna’s downtown.

“Then you’re a 10-minute drive to all of the west Kelowna wineries and a 60-minute drive to 200 wineries; a 60-minute drive to two world-class ski hills, and then I think you’ve got 40 golf courses within 60 minutes,” says Bereznicki.

The buyer of the penthouse in the East Tower will have plenty of space to store any wines bought on forays into the region’s wine lands. There are two wine rooms on either side of the entrance to the penthouse — both temperature controlled — one for white wines and one for reds.

While he recognizes the showstopper impact of the wine rooms, Bereznicki says the real allure of the penthouse is the oversized rooms with high ceilings, the huge living room, a private office with spectacular views, a dining room also with stunning views, a custom kitchen with a butler’s pantry, a family room, three large bedrooms and walk-in closets.

Superior finishes, premium appliances, including a 42-inch Sub-Zero refrigerator, Wolf Dual Fuel Gas Range, built-in Miele coffee machine and custom cabinetry define the interiors. Add to that more than 2,500 square feet of balcony space where homeowners and their guests can enjoy the 360-degree city, lake and mountain views, an outdoor kitchen and a private glass-enclosed hot tub deck.

“There were no corners cut — we have made the penthouses as luxurious as possible,” says Bereznicki.

He says 50 per cent of buyers of homes at One Water Street are local, 40 per cent are from the rest of British Columbia — predominantly the Lower Mainland — eight per cent are from Alberta and about two per cent from other Canadian provinces and the U.S. However, he suggests the purchaser of the 5,000-square-foot penthouse with its views, privacy and exclusivity may be an international buyer, although some Kelowna residents viewed it.

The two penthouses in the West Tower also have expansive outdoor space, including private hot tubs.

“They are the same level of design and finish [as the penthouse in the East Tower],” says Bereznicki. “They’re opulent, with all of the finishes and accoutrements you’d expect in a home of that price.”

Maria Carreon, principal interior designer at Materia Interior Design Studio in Kelowna, says the intention was to create a different look for each penthouse.

“We wanted to create a luxury space, modern, yet capturing that comfortable, Okanagan living [ambience].”

Carreon says the design team focused on the details.

“Every wall, room and bathroom was designed from wall panelling, accent lighting and solid wood-stained doors through to the custom cabinetry and Emtek hardware,” she says. “I think guests will be pleasantly surprised that the secondary bedrooms received as much attention to detail as the primary bedrooms and ensuites.”

All the penthouses feature solid rift-cut white oak doors, quartz and natural granite countertops and wide-plank oak hardwood floors and large format tiles in the bathrooms, she says.

Each penthouse has a unique design, says Carreon. The largest penthouse in the East Tower has a modern esthetic with black painted wall panelling, wood ceilings and a combination of dark stained wood and warm taupe tones, she says.

One penthouse in the West Tower has a transitional design with rift-cut white oak wall panelling and white walls to create a warm and serene space, says Carreon, while the second penthouse in the same tower has a more masculine feel with medium to dark wood tones and dark grey cabinets with black accents. Both penthouses in the West Tower have 24- by 84-inch wine towers in a separate wet bar off the main kitchen.

The development is 97 per cent sold, says Bereznicki, and most buyers have moved in. He anticipates work on the penthouses will be completed by the end of October.
